Blackacre is a tract of land held by O in fee simple absolute. O conveys Blackacre as follows: “I hereby convey Blackacre to A for life, and upon the death of A, to B for life, and upon the death of B, to A’s grandchildren.”

B is the only child of A. In turn, B has two children, X and Y. At the time of the conveyance, A is 70 years old, B is 55 years old, X is 21 years old, and Y is 18 years old.

The state in which Blackacre is located follows the common-law Rule Against Perpetuities.
