Facts
Ramon Collado (defendant) rented a residential apartment from 5000 Park Associates (plaintiff). Collado violated his lease by keeping a pet dog in his apartment. Subsequently, 5000 Park Associates sent Collado a notice to vacate the apartment. Collado spoke only Spanish, but the notice to vacate was in English. After Collado failed to vacate his apartment, 5000 Park Associates filed a complaint to evict Collado. Moreover, Collado was not entitled to relocation assistance. The trial court took the complaint under advisement.
