Facts
Mary Holt Richardson, mother of Shirley Holt (defendant), contracted with Beacon Homes, Inc. (plaintiff) to build a house. Beacon Homes believed Mary Holt Richardson owned the land in question based on a warranty Mary Holt Richardson gave to Beacon Homes. Beacon Homes built the home and then discovered that Shirley Holt was the actual owner of the land. Shirley Holt took ownership of the home and rented it to a tenant. However, Shirley Holt refused to pay Beacon Homes. Beacon Homes sued Shirley Holt, arguing that it had a valid claim against her for unjust enrichment.
