Facts
Patrick Lyons and Margaret Lyons were married in 1913. In 1917, Patrick and Margaret acquired 68 acres in the San Joaquin Valley, which was conveyed to them as husband and wife. In 1924, Patrick passed away, and Margaret passed away the following day. An action to quiet title was brought by Dunn (plaintiff), the administrator of Patrick's estate, with regard to the ownership interests of both Patrick's and Margaret's heirs (defendants) in the parcel. The trial court found that Margaret's one-half share in the property was owned as her separate property but that Patrick's one-half share in the property was owned as community property. As a result, Margaret's heirs had a three-fourths interest in the property, and Patrick's heirs had a one-fourth interest in the property. Dunn appealed.
