Facts
The Mandles (plaintiffs) enter into a contract to sell their home to the Owenses (defendants) for $30,000. The Owenses paid $300 as an earnest-money deposit, and the contract stated that if the Owenses failed to complete the purchase, the $300 would be forfeited. The Owenses decided to purchase a different home and cancelled their contract with the Mandles. The Mandles sold the home about 20 days later for $29,500. However, the Mandles needed to use a realtor for that second sale and incurred additional expenses to refinance their loan and for a motel stay. The Mandles sued the Owenses for breach of contract. The trial court ruled that the Mandles had suffered no injury and entered judgment for the Owenses. The Mandles appealed.
