Facts
Mary Brown and her adult son, Anthony Brown (defendants), rented an apartment from Phillips Neighborhood Housing Trust (plaintiff). The lease provided that Phillips could cancel the lease if the Browns engaged in illegal activity on the property. The police found Anthony in possession of crack cocaine in the apartment. Phillips cancelled the lease and brought an unlawful detainer action against the Browns. The housing referee found in favor of Phillips. The district court affirmed. The Browns appealed.
