Facts
Sagamore Corp. (plaintiff) and Willcutt (defendant) entered into a one-year lease in which Willcutt would pay rent of $40 per month. Five months into the lease, Willcutt refused to pay rent and subsequently vacated the leased premises. Sagamore then brought suit for the remainder of the rent owed under the lease.
